Single-Ply Roofs

These are some of the most popular and practical flat roof solutions on the market. There are two types: thermoset and thermoplastic membranes. Here’s what you need to know about each:

  • Thermoset Membranes – Manufactured from rubber polymers, these are installed using liquid adhesive or tape to create a seal at the overlaps to protect against water intrusion. Examples include EPDM (ethylene propylene diene monomer) and Hypalon (chlorosulfonated polyethylene synthetic rubber).

  • Thermoplastic Membranes – Manufactured from plastic polymers, they have a reinforcement layer of fiberglass or polyester for better stability and strength. During installation, the seams are welded through heat or chemicals to form cohesive laps. Examples include PVC (polyvinyl chloride) and TPO (thermoplastic polyolefin).

Single-ply roofs are a great choice for commercial roof replacement projects. They may cost a bit more than alternatives, but they tend to last longer with far fewer problems.

Built-Up Roofs

Built-up roofs are built layer by layer. They tend to have alternating layers of roofing felt and waterproofing material like asphalt, modified asphalt and coal tar pitch. They are also known as “tar and gravel” roofing because the final top layer is composed of gravel, crushed rock or other mineral substance.

Built-up roofs are a great choice for commercial roofs because they offer top-notch protection against sun and moisture damage. Like some single-ply roofs, the top aggregate layer gives built-up roofs excellent resistance against fires.
